Q: What if I don't want to sell By Owner do I have to pay a Listing Agent 2.5% to 3% just for Listing my Home?

A: No! of course not. We offer Full Service Representation for 1% of sales Price. For this Fee we will handle all negotiations and paperwork. We will assist you with filling out your Escrow Instructions and We Will also notarize the Grant Deed for You. We will follow up on the Escrow until your transaction is Completed. We call you and let you know how the Escrow is Progressing.

Q: Is it true that I shouldn't use Discount Realtors because all they do is put the home in MLS and that is not enough to sell a Home in this market?

A: Absolutely not True! Many Agents have become Millionaires simply by listing properties. They do not waste their time working with buyers. They farm an area and send out postcards or Realtor Notepads. They List properties and do not actually procure the Buyers. Research has shown that the Listing Agent hardly ever procures the Buyer. Usually the offer is brought in by another broker through a cooperative known as the MLS.

Q: What About Open Houses and Brokers Previews. Can you provide these Services for 1%?

A: Sorry No we can't. A Brokers Preview is like an Open House except that Brokers are invited to preview the Listing. This idea was thought up by the Franchise Real Estate Companies. They want to try to justify charging you big money to list your home. In order to compete against the "Discount Broker" they try to downplay the importance of MLS. They will get all the agents in the office to "Parade" through your home so they can put on a great show for the Seller. How does the Listing Agent get his fellow agents to come to his Brokers Preview? The answer is simple. If you show up to my Brokers Preview and help me impress my Seller than I will do the same for you and help you look good in front of your Seller. One hand washes the other. This way they can keep making an excellent income by Listing Properties and never having to work with buyers.

Q: If the Buyers Agent is the one who usually brings in the offer for my home, then why do I need a Listing Agent at all?

A: This is an excellent Question. What does a Listing Agent actually do. The Answer is Representation. He brings your home to market by putting it on the Local MLS. (Value $295.00) He is there to answer your questions and provide advise on different offers. He helps the Seller with Making Counter Offers and Opening Escrow. He also Follows up with the Lenders and the Escrow and Makes Sure everything goes Smoothly. (Value 1%.)

Q: Is it wise to have an Open House to get More Exposure for my Property?

A: Open House can get your property a Little More Exposure. Most High End Listing Agents do not want to Hold Open Houses. They would rather keep listing properties for 3% a Pop than actually do any work. If they have a Client that Open House is an Hot Button Issue they will promise an Open House and then find a Beginner Agent to hold it for them.

Q: Why would a beginner agent Hold an Open House for a Listing that isn't even theirs?

A: In Real Estate, you make money by "Talking to People" If they hold an Open House at your home all the neighbors will come over just being nosey. This gives the agent an Opportunity to meet Prospects. Maybe the Neighbors are not wanting to sell now but they are planning a move next year. The agent will keep in contact with these prospects hoping for future business.

They also might find an unattached Buyer. Most Buyers are working with Agents. However it is possible that an unattached Buyer might happen through the Open House. If a Buyer does not have an agent the Open House Agent will try to pick them up as a client. If your home is not exactly what the Buyer is looking for they will be happy to schedule an appointment to show them the inventory in the MLS. They are using your home as a "Storefront" to build their business. You would be better served holding your own Open Houses. If your planning on being home anyway, go ahead and put up some Open House signs. If any "Real Buyers" show up you can Show and Sell your home and you wont be worried about an Agent steering them to another Listing. That way your interests are protected.

Q: Why would a Real Estate Broker like yourself offer MLS Service for Only $295.00 How do you make a good living?

A: An Obstacle to one is an Opportunity to another. This is a fabulous quote. I keep this quote in my office. Many Realtors see the $295.00 Flat Rate MLS Service as the end of their way of Life. I see it as a Natural Progression of the Real Estate Industry. We live in the Information Age. An Educated Seller is not going to pay 2.5% or 3% just for a listing anymore. They will do research on the Internet and they will find that Homes are Sold through the MLS. They will pay a Fair Price for Services rendered but they do not want to be overcharged. What is a Fair Price. If all you want is MLS Service the the Fee should be $295.00 If you want Representation then a fair Price is 1%.

"You get Paid by Talking to People." This is what I was told when I started in the Real Estate Business in 1978. The more people you can talk to the more money you will make. The $295.00 MLS Service has given me a lot of people to talk to. Some of them have me List their Homes for 1%. Many Purchase their next home through my Company. Some even will get a loan through my Company. I am getting many referrals from these customers as well. The $295 MLS Service has been great for my Real Estate Business. I love working with Buyers and showing them property. What better way to meet Buyers than working with Sellers.
